Job Responsibilities

Under general ·direction, supervises the maintenance staff and has custodial responsibility for allocated supplies and state property within the confines of the facility. As a working supervisor is directly responsible for cleanliness, maintenance and minor repairs of the facility and installed machinery and equipment, interior and exterior structures, landscaping, parking lots, roadways, electrical systems and plumbing. Ensures the safety and compatibility of personnel, buildings, and equipment.

1.  Supervises building and grounds personnel and their work assignments for routine, non-routine and emergency work situations for the armory; provides guidance and direction to subordinates in the completion of their duties assuring completion of work. Prepares time and attendance reports and maintains site file relevant to job related information of assigned personnel. Completes performance evaluation for assigned janitorial staff and initiates disciplinary action when required. 
2.  Supervises, inspects and maintains a full preventive maintenance program for the armory work areas including, but not limited to boiler safety, plumbing, air conditioning systems and floor care. Determines work priorities and established schedules for the maintenance and repair of the facility performing daily inspections to determine status and compliance. Requires ability to withstand extreme temperature changes. 
3.  Performs preventative maintenance tasks below the journeyman level on building components, which requires ability to carry moderate to heavy items up to 50 lbs on a recurring basis. Replaces broken windows; repairs and hangs doors/locks; installs and repairs building hardware; performs minor plumbing repairs; installs filters and replaces drive belts; performs roof inspections and cleans drains; maintains and repairs electrical components (i.e., switches, light fixtures, bulbs, etc.). Assists staff in lawn maintenance and snow removal when need; assists staff in floor maintenance, and related janitorial duties; assists journeyman trades personnel in tasks requiring additional support. Responds to emergency situations as required. 
4.   Reviews and makes recommendations to the Area Facilities Officer on repair and maintenance work to be performed by outside vendors. 

5.     Maintains an inventory of necessary equipment and commodities. Prepares requisitions for those materials as necessary.
6.     Performs additional duties as required or assigned relative to job classification.

Knowledge, Skills, and Abilities

  • Requires active or retired (minimum 20 years) membership in the Illinois National Guard or retired (minimum 20 years) US Armed Forces, if last active duty assignment was with the Illinois National Guard.
  • Requires knowledge, skill and mental development equivalent to the completion of 4 years high school.
  • Requires one year experience in performing a variety of semi-skilled manual tasks in the maintenance of building and grounds.
  • Requires one year experience in the repair and operation of electronic systems.
  • Requires knowledge of construction and maintenance materials.
  • Requires working knowledge of one or more of the mechanical and building trades.
  • Requires skill in the use of tools and the ability to perform semi-skilled manual work. 
  • Requires knowledge and minimum of one year experience in the operation of heavy equipment to Include but not limited to: road grader, bulldozer, tractors, scoop loader, forklift, back hoe and snowplow.

Physical Requirements

  • Requires ability to follow oral and written instructions.
  • Requires ability to life and carry 50 pounds, i.e., heavy boxes, supplies, etc.
  • Requires ability to move heavy furniture and equipment.
  • Requires being on feet for long period of time.
  • Requires ability to bend and stoop.

Employment Conditions

  • Requires active or retired (minimum 20 years) membership in the Illinois National Guard or retired (minimum 20 years) US Armed Forces, if last active duty assignment was with the Illinois National Guard. 
  • Requires a valid driver's license in the appropriate classification as required by law. 

Education Degree

Requires knowledge, skill and mental development equivalent to the completion of 4 years high school.
