Job Responsibilities

Under direct supervision, assists skilled craftsmen, regularly performing a variety of semiskilled labor or building mechanical work below the journey level; or operates heavy equipment (e.g., bulldozer, road grader, backhoe, tree spade, or end loader) in the maintenance of military affairs buildings and grounds. Specifically excluded from this class are positions engaged in performing semiskilled work or operating equipment that are subject to conditions of employment other than those of RC-042-OCB.
 

1.    Performs routine interior maintenance of facility; repairs leaking faucets, shower heads, clogged toilets, and other small plumbing tasks; repairs, paints and refinishes furniture, fixtures, and performs other small painting tasks; replaces light bulbs, as needed, and performs other small electrical tasks, i. e., repairs ballasts, switches, receptacles, appliance cords, and motor fans; repairs and replaces broken window screens, doors, roofs, gutters, and other small carpenter tasks. Changes filters, greases and oils HVAC motors, monitors boilers and adds chemical as required, performs routine HVAC maintenance  
2.    Performs routine ground maintenance of facility; mows lawns with push and/or riding mower, fertilizes lawns, trims trees and hedges, rakes leaves, trims weeds and cares for landscaping, sweeps and cleans walks and parking lots, picks up and hauls away litter and debris, removes snow from walks and parking lots with shovel, snow blower and/or snow plow, and generally keeps the outside premises neat and orderly.

3.  Maintains interior cleanliness of facility; scrubs, mops, waxes, and polishes floors; dusts and polishes furniture; vacuums and spot cleans carpeting; collects trash and hauls from building to trash receptacle; washes windows and woodwork; cleans restroom including toilets and fixtures and fills towel, soap, and tissue dispensers. 

4.    Performs preventative maintenance and repairs lawn care equipment, i.e., push and/or riding lawn mowers, tractors, weed eaters, sprayers and other power equipment.
5.    Loads and unloads trucks which requires the possession of appropriate valid driver's license when moving the trucks; sets up and takes down tables, chairs, etc.; moves office equipment; carries moderate to heavy items up to 80 lbs. on a recurring basis.
6.    Performs building security duties such as checking for fires and prowlers; checks windows and doors.

7.    Assists in the firing of a low pressure boiler, cleaning flues and keeping boiler room clean; performs visual check of boiler hot water tank and pipes to insure insulation is sound and report incidents of damaged loose or fallen insulation material; monitors boiler checking for leaks, checking operating water level, boiler blow down and maintains adequate levels of boiler chemical in make up water.
8.    Performs other duties as required or assigned which are reasonably within the scope of the duties enumerated above.

 

Minimum Qualifications

  • Requires knowledge, skill and mental development equivalent to completion of high school plus one year of maintenance work experience preferably associated with the building and mechanical trades and/or heavy equipment operation.

Knowledge, Skills, and Abilities

  • Requires working knowledge of construction and maintenance tools, equipment and materials.
  • Requires elementary knowledge of one or more of the building and mechanical trades.
  • Requires ability to use hand and power tools, operate heavy equipment or perform semiskilled manual work in a safe manner.
  • Requires ability to follow oral and written instructions including blueprints and other diagrams.
  • Requires the ability to lift and carry 80 pounds, i.e., heavy boxes, supplies, etc.
  • Requires being on feet for long periods of time
  • Requires the ability to climb stairs and ladders to change light bulbs, paint, etc.
  • Requires being on hands and knees for extended periods of time to scrub floors and perform landscaping duties
  • Requires the ability to withstand extreme temperature changes to shovel and/or plow snow, mow lawns, and perform external maintenance.
  • Requires exposure to a variety of chemical cleaning agents

 

Conditions of Employment

  • May require possession of an appropriate valid driver's license pertaining to equipment operated.

Work Hours:  7 am - 3 pm with 1/2 paid hour lunch Mon - Fri (Can Vary based on Mission Requirements)
